James M. Woods is survived by his wife Rosemary Furfaro; his mother, Betty Woods; siblings, Val Jean Woods, Robin Woods, Keith Woods, and Kevin Woods all of or previously of Sonoma California; several nieces and nephews, Tyler Woods, Leanne Woods, Kristine O'Leary, Michelle Sigourney, Emily Furfaro, Mia Furfaro, R.J. O'Leary, Michael Santaro Jr., and Madison Santaro; several in-laws, Karen Woods, Debi Woods, Marlene Sigourney, Vince Furfaro, and Francis Furfaro. He was predeceased by his father, William Woods of Sonoma California. Jim was the Principal at James M Woods Consulting LLC, specializing in Real Estate Development, Commercial and Healthcare Real Estate and Facility Operations. Jim's career included a series of "firsts": development of the first and only nursing home on the island of St. Thomas; development and partner in the first stand-alone surgery center in New York State (Rome, NY). Jim was the Finance and Development Consultant from 1995 to 1999 for the financing, design and construction of the first of its kind traumatic brain injury rehabilitation center, a $50M project serving 280 residents in New York. The project was the first of its size in the world to incorporate "neighborhoods" and "Eden Environments". The development also included a first of its kind 30-year tax PILOT. Jim was a consultant to the Ulster County Development Corporation in New York State relative to taxation implications and the impact of the IBM downsizing on the county's tax base. He was also the consultant to the Kingston Hospital in 2004, guiding them through a financial turnaround. He was retained by and for St. Vincent's Catholic Medical Centers of NY (SVCMC) in 2004 and until 2009, providing expert real estate guidance relative to a $65M initial refinance, and the restructure of real estate holdings during a complicated bankruptcy. Jim's work included participation in a $320M bankruptcy emergence, and the redevelopment of the Bayley Seton Campus on Staten Island including a sale of portions of the campus to The Salvation Army. Jim formulated and spearheaded one of New York City's more complex real estate sales structures , working with St. Vincent's management and the Rudin family of New York City, to sell and leaseback and eventually transfer the Martin Payne building at 130 W 12th Street from SVCMC to the Rudin Organization. Jim was also proud of his initial work on the conceptual development of a proposed new hospital for New York City's west village. At West Penn Allegheny Health System in Pittsburgh, as Vice President for Facilities, Real Estate and Business Development, he was responsible for the oversight of more than 15 million square feet of property assets, and the management of more than 500 leases. He directed the new business development efforts, and the execution of many joint venture, sale, and acquisition transactions. Jim's most recent endeavor was as consultant to the Children's National Medical Center advising the senior leadership team. Jim is remembered by his many friends in business and his caring family, with whom he shared his amazing knowledge, his philosophical approach to everything, his willingness if not insistence to "do the right thing", and his charming observations on life. He made each business transaction the best it could be in spite of the difficulty and intricacy involved in his, often, unconventional and complicated solutions. Anyone who worked with or for Jim, noted the inspiration and intellect with which he solved a client's problems. Jim prided himself in best serving his clients even if the tough decision was one that others resisted. Jim will be remembered as an intellect, a confidant to many, an amazing friend, a loving husband, a loyal son, an endearingly quirky uncle, brother, and brother-in-law, and a defender of the underdog. It is those with whom he loved and lived and worked side by side in the trenches of financial work-out solutions, that he received the rewards in life that come from a strong moral character, a big heart, and a work ethic that can only be remembered as inspirational and rewarding…hopefully to him, but certainly to those who were fortunate to know with him.
