Edward Leroy Davidson Jr., 82, of Centerville, Delaware passed away peacefully on Saturday, July 30th, 2022 surrounded by his wife and daughters. Born in Chester County, Pennsylvania on June 16th, 1940, he was the son of the late Edward L. and Frances (McCoury) Davidson.
Ed honorably served our country in the United States Navy and attended Goldey-Beacom College. He began a career in Property Management in 1964 performing sales and leasing duties for E.S. Hickman Company. He began teaching Property Management courses in 1972 at Brandywine College. He then went on to become a Vice President/Director of Property Management for Gilpin, Van Trump & Montgomery and then Robino-Ladd Company. In 1975, with partners and private investors, he created Mid-Atlantic Realty Company. Under this umbrella, they went on to purchase and manage a host of multi-family real estate assets throughout Delaware and Maryland. He expanded his personal portfolio to include assets in Florida and the Virgin Islands. Ed was known as a real estate industry leader and mentor to many employing hundreds of people over his impressive career.
Ed is preceded in death by his wife of 39 years, Martha Davidson. He is survived by his wife, Catherine Cloutier; his daughters Susanne Jarome (Daniel Parncutt) and Dr. Kimberly Davidson (Carl Egbert); his grandchildren, Emily and Zachary Jarome, and Sloane Egbert. He is also survived by a loving blended family of additional bonus children and grandchildren that he adored: Julie Stedman (Daniel), Steven Marker, Christopher, Thomas and Bethany Cloutier, Joshua, Matthew, Ally and Heather Stedman, as well as his sisters, Brenda Steel, June Graff and Gail Calvarese.
Family and friends are invited to the visitation at St. Joseph on the Brandywine Church, 10 Old Church Rd Greenville on Friday, August 5th from 9-10:30AM. A Mass of Christian Burial will be celebrated at 10:30AM, immediately following by burial in the parish cemetery.

Our hearts and prayers go out to your family. Our memories of Ed, Martha and family are based in St John, USVI. We lived/rented "the cottage" our lives were intertwined with frequent dinners (wine samplings), boat trips (many to Jost VanDyke for lobster, Tortola, St Thomas, Miss Lucy´s) and fun times together working & talking. Ed was always knocking on our door with "what´s for dinner" and "Ill try some of that dessert." He had a few favorites that I made just for him: 1) Dutch Apple Pie 2) Banana Pudding (bananas grown in the yard) 3) Frozen Key Lime (picked from tree at cottage) Pie and 4) My Chocolate Chip Cookies (a favorite). We loved our discussions/arguments on finances, real estate investments and last but not least politics. RIP Ed, you will be missed....

So sorry to read of Eds passing.My wife Sharon worked for Ed for years and always had nothing but great things to say of Ed.
I remember his daughter Susan very fondly,my Sharon thought the world of her.

Sending our thoughts and love to Ed´s family (both at home and at Mid-Atlantic) during this difficult time. Ed was such a remarkable man who lived an amazing life and we feel so lucky to have had the opportunity to know him.

There are countless memories I could share about Ed and almost EVERY one of them brings a smile to my face. By the time I met Ed, Mid-Atlantic was celebrating its 30th anniversary in business and was running like a well oiled machine. Ed was like The Godfather in my mind eye. He would do his rounds visiting each property to check in and spend some time with his employees. During those visits, you never knew what he´d have to say. You could get a list of issues to take care of at the property or an amusing antidote or story from Ed. I always loved the antidote days because he was tough when it came to his expectations for his properties!

Ed was a "regular" at company events and even made the time to attend any parties for his employees milestones that he was invited to. There were countless weddings and birthdays that he made his appearances at.

I was delighted on my 30th birthday to open the door and be greeted by the chorus of "surprise" and to see Ed and Martha at the front of the crowd. I´m sure they had a dozen other things they could have been doing that evening but made the time to celebrate with me and my friends and family. Being a member of the Mid-Atlantic family was like being a member of the extended Davidson family.

One of my favorite memories of Ed occurred At a formal industry event when I was sitting next to him at dinner. He was dressed up in a suit with a tie and because it was formal, he was wearing socks under his Birkenstock sandals [for anyone that knew Ed, he was NOT a fan of having his toes constricted by closed toes or socks and was always sock-less and occasionally outright barefoot when he could get away with it. He preferred his toes to be out in the breeze:)] A few minutes into dinner, Ed leaned over to complain that his feet were hot and asked what he should do. The only reasonable solution I could come up with was to recommend that he remove his socks and stuff them in his pocket. The memory of Ed following through with that recommendation at the the dinner table and his grateful "thank you" as he shoved his socks in his suit jacket pocket before digging in to dinner is one of my favorite memories of Ed that is making me smile even now as I share the memory again!

It is hard to believe that Ed is no longer with us but I hope his family, friends and colleagues take some comfort in the memories of Ed and know that his legacy lives on in those whose lives he impacted.

The loss of Ed will be felt by many. We celebrate Ed´s personality, contributions and memory and share in his family´s grief as we mourn the loss of such an incredible man.
